Square Footage Minimums: Minimum 2000 sq ft on ranch style and 2300 sq ft on multi-level. Walk-out area does not apply.
Garages: Minimum three car, side-load, attached garage is required.
Roofs: Cedar wood, cedar shake, concrete tile, wood-fiber cement shingles or 40-year warranty dimensional asphalt.
Siding: Top Grade synthetic, cedar, redwood, or stucco. Synthetic siding shall be installed with adequate backing and in strict conformance to manufacturer’s recommendations and specifications. No log homes will be approved.
Masonry: Any masonry or stucco abutting an exterior corner shall wrap around the corner a minimum of 4 feet.
Color: All exterior colors shall be earthtone. White is an acceptable color.
Driveways: All entrance driveways shall be hardsurfaced.
Outbuildings: Detached garage/outbuildings are permitted subject to architectural control committee approval. They must be similar in style and design or complimentary to the residence. For phase 2 and 3: No more than 4 outbuildings shall be permitted on any lot. The total square footage (all levels; all outbuildings) shall not exceed a total of 2600 sq ft and the footprint of all outbuildings shall not exceed a total of 1600 sq ft. No metal outbuildings are permitted. See covenants & amendments for details.
Fences: A white rail PVC fence is installed by the developer bordering all interior roads. Any fencing installed by an owner within 100 feet of the front lot line or on property lines shall be white rail PVC fencing. A 2000 sq ft privacy area may be fenced in the rear of the residence. See covenants for details.
Setbacks: 75-foot front, 25-foot sides and rear.
Landscaping: All lots must be landscaped within 12 months of the issuance of a certificate of occupancy.
Animals: In Phase I a maximum of six horses per lot is permitted. No overgrazing or boarding is permitted. A maximum of three 4-H animals are permitted. If fewer than six horses are maintained additional 4-H animals are permitted. See covenants for details.
Outside Storage: No outside storage is permitted unless fully screened in a manner approved by the architectural control committee. See article XI, Sect 14 of the covenants. There are some exceptions.
HOA: Annual Fee is $800.
